Up-scale single family living is coming to Atascocita area.

Lēva Living is offering a first look at its community design as it prepares for a February ground breaking of its first development, a 16-acre community in Atascocita.

A hybrid model for the single-family-rental market, Lēva Living will offer detached homes stacked two deep, each with gated backyards. The one- and two-story exteriors will feature modern elements such as metal roofs and a complementing mix of brick, stone and siding that will give the entire community a cohesive landscape. Scheduled lawn maintenance is also included.

“This will not be a traditional build-to-rent neighborhood,” said Jennifer Orr, president and co-founder of Lēva Living. “We will retain some elements of an apartment community such as strict design standards, full maintenance, generous amenities and on-site maintenance and professional management, but will offer the privacy and backyards that apartment dwellers lack. It will be a carefree experience that we believe will appeal particularly to empty nesters and millennials looking to leave apartment life behind.”

Three floor plans are offered, each with open-concept living areas, walk-in closets and front porches. One-, two- and three-bedroom plans are available ranging from 773-to-1,358 square feet. Danze and Davis Architects designed the floor plans. Pricing has not been determined, but Jeff Williams, executive vice president of finance and co-founder says similar hybrid product rents typically run at least 10 percent higher than same-size apartments.

Williams said infrastructure work will begin in mid-February, with home construction expected to begin mid-2022. Geis Development, a custom homebuilder in Spring Valley, will build the homes.

“Our first phase will consist of 20 homes and our amenity center,” Williams said.

The amenity complex will include a well-appointed clubhouse with a comfortable seating area, fully equipped fitness center, outdoor kitchen and swimming pool and spa.
